We have a very narrow flat area approx 1 metre long and about 30 cm wide where the water decants into a downspout from the main roof. We have had it repaired a couple of times in the 43 years we have lived here. There are signs that it may have developed a small leak and needs repairing again.

There is a break in the waterproofing membrane on a small section of the kitchen balcony (which is easily accessible from inside the flat) that needs to be sealed so to stop water damage through the brickwork into the downstairs bathroom.
