On the chimney there is a medium sized horizontal crack under what appears to be two fake bricks (or it might be red coloured cement). This crack needs to be sealed and might be corrected with new cement mixed with PVA and/or by inserting new imperial red bricks in place (the latter would probably be the best long term solution, I have spare bricks). Can potentially access the top of roof via velux window. The reason why needs to be done is because water leaking inside to the loft by seeping down the party wall, part of ridge board is very damp as a result as is one of the rafters attached to the party wall.

We've got a house of 5 flats. We're all lessees and our freeholder has served an s20 notice for some work. if possible, please come round to inspect the job and submit some quotes forward for the work and i shall recommend you for it to the freeholder. it's to commence in about a month’s time. below are some details of it. the perimeter around the house is 27 metres in length - that's the wall but the house itself is smaller than that. thanks. Call CA to site to inspect the condition of the chimney stacks once scaffolding is erected. Carefully grind out and repoint the north face of the stack from gutter leave up to the decorative brick band. Carefully grind out and repoint 3m* of eroded pointing elsewhere across the stack. Carefully grind out and re-point the entire brick band to the head of the stack. Grind out and re-point 3 linear metres of cracked pointing to the chimney stack. Allow to cut out and replaced damaged/cracked bricks around the cracking. Repair any crack repairs/stitching required as directed by the CA onsite. Sum to be expended by the CA or deducted in full. Provisional: Allow to cut out and replace the lead cover flashing around the base of the stack. To be instructed by CA onsite once scaffolding has been erected. All leadwork to be in accordance with LSA guidelines. Provisional: Remove flaunching to the head of the stack as directed by the CA onsite and re-flaunch in 1:3 cement sand mix.
