I own a large studio with separate bathroom and kitchen which I intend to turn into a one bedroom property. The studio is on the top floor of a Victorian conversion that has three other flats. I own the attic space and the communal stairwell directly outside the flat front door. I intend to; 1. Move the front door to the bottom of the stairwell, creating more space in the flat. 2. Fit a new kitchen with plumbing in the current studio area creating a kitchen diner. 3. Knock down the wall between the bathroom and the kitchen to create a bedroom. 4. create a wet-room with shower and toilet / sink in the remaining space. 5. Gas to be put into the flat and radiators to be fitted. New windows to be put in. 6. New lighting to be installed in the communal area just outside the newly placed front door with motion detectors. The current state of the property is that it is in a poor but liveable state. There is no heating via radiators as the flat is electric only but it does have the means for gas central heating to be installed via Combi Boiler. The flat will require a new waste pipe and plumbing and will also require new electrics to be put in. I have the consent from the other freeholders in the building to carry out the works. I have a detailed architectural designs drawn up.
