water started leaking through the kitchen ceiling from the bathroom above. This has resulted in plaster and small chunks of the ceiling coming away. There is now a medium-sized hole in the kitchen ceiling. ( I have attached pictures ) Removed the bath panel wondering if there was a leak from the bath pipe trap again. However, the trap pipes that were previously fixed are still intact and are not leaking, and I cannot see where the water is coming from at all. No one was using the shower or bath at the time of the leak. The leak has now stopped ,but no-one has attempted to shower yet incase it starts again. We are concerned that this is a bigger problem than I can be reasonably expected to deal with as the tenant. I am also worried that the property may be further affected if we don't get to the bottom of where the water is coming from and there is now a hole in the ceiling which will obviously need fixing.

Numerous jobs needed. For the bathroom: A bath needs to be fit properly, it's in but not sealed or sitting right and install new panels. Replace some partition walls, some plastering, door needs to planed to close properly. For the kitchen: Some tiling, kitchen worktop installed including replacing sink, replace 1 cabinet and put new doors on 9 other cabinets and 4 drawers. Replace door hinge on exterior door. It would be desirable if you had Gas Safe credentials to uninstall and dispose of old gas cooker and fit the new one. If you are confident that all of these jobs are within your capacity I would love to hear from you!

Loft is fully boarded. We would like Kingspan or similar installing between the roof rafters. We would like a warm (not cold) install. And wants to be taped up/watertight obviously. We don't need insulation under the floor, it's all been done. It would be great if once the insulation is installed, it could be plasterboarded over and skimmed, however not a deal breaker. We want to use the room as a hobby room. We would also like a couple of velux windows installing in the roof, again, not a deal breaker. Please see photos.

Insulate with board foam the walls of the bedrooms (heaves) in the upper floor and the loft, the sides of the loft.
