Landlord & Safety - Certificates, Smoke/Fire/CO alarms
Landlord Certificate is also known as a Gas Safety Certificate or CP12. There are three types; Gas Safety, Electrical Safety, Fire Safety. The Gas Safety Certificate is an annual safety check on appliance and flue that must be carried out by a registered and professionally qualified Gas Safe engineer for Landlord's on their rental properties. It is recommended for Landlords to have an Electrical Certificate at the start of every new tenancy, although they are only legally required every 5yrs for houses in multiple occupation.
A Landlord Safety Certificate / CP12 must only be carried out by a professionally qualified Gas Safe (ex Corgi) engineer which means that the engineer is legally allowed to carry out gas works. You can check an engineer’s Gas Safe credentials by logging on to the Gas Safe Register.
Smoke Alarms are detectors that alert the occupants in the home with a loud beeping alarm to warn them that there is a potential of a fire while it is in the early stages of smoke. Smoke alarms are placed in the ceiling as smoke being a hot gas and less dense, rises quickly.
Smoke Alarms are available as either battery units which are small, compact and easy to install yourself or wired in to the mains unit that can be interlinked with up to 23 other alarms. The mains operating units can also have a back-up battery supplied for extra protection. Ionisation alarms are great protection for fast rising flames.

A CO Alarm is a carbon monoxide detector that will activate once it detects deadly toxic gas in your home. If you have a gas boiler you should have one in the home.
There are different types of carbon monoxide alarms; Sealed battery carbon monoxide detectors (the battery is sealed in the unit and once the battery runs out the entire unit must be replaced), Replaceable battery carbon monoxide detectors (these batteries need replacing every 2 years and are usually the most affordable), Smart carbon monoxide detectors (as well as sounding off an alarm, the monitor will send messages to your smart phone warning you of the levels of CO), Patch carbon monoxide detectors (these don’t sound alarms but rather just change colour of the patch).
